About home values in the Lehigh Valley

How accurate are online home value estimates?
They're a starting point, not an answer. Automated models work from public records — square footage, bed and bath count, last sale price — and they can't see condition, renovations that were never permitted, or what a specific block is doing this month. On updated homes they tend to run low, and on dated homes they often run high.
What actually determines my home's value here?
Recent comparable sales within a few blocks, condition and updates, and current buyer demand. The Lehigh Valley median reached $375,000 in May 2026, up 8.7% year over year at roughly 101% of list price, but that regional number tells you very little about a specific house on a specific street.
Does getting a valuation commit me to listing?
No. Plenty of the people we run numbers for are two or three years out, or just curious what the last few years did to their equity. There's no fee and no obligation, and if you tell us you're not selling, we won't chase you.
How is this different from a Zestimate?
A Zestimate is a national model applied to your address. This is a local agent looking at what's actually closed near you, factoring in the condition of your specific home, and telling you what a buyer would likely pay for it today. The tool above gets you a starting range; the conversation is where the number gets accurate.
What's the difference between market value and an appraisal?
They answer different questions. An appraisal is a licensed, formal valuation usually ordered by a lender during a transaction, and there's a fee for it. Market value is what a buyer would realistically pay in today's conditions — which is what you need if you're deciding whether to sell. If you specifically need a formal appraisal, a licensed appraiser is the right call, and we're happy to point you toward one.
